Greetings Fellow PHC Members,

I hope your new year is off to a warm and safe start.

I'd like to express my sincere gratitude to all of you for making 2024 another banner year at the Pamet Harbor Club.  We were fortunate to have enjoyed great weather, allowing us to fully embrace the club's offerings and activities.  We warmly welcomed back a vast number of our existing members and were thrilled to achieve a record number of new memberships.

This past year was a busy one for the club as we strived to provide you with the best possible experience.  We completed renovations to the clubhouse restrooms and made other improvements following last winter's storm damage.  Our dedicated Social Committee organized a record number of events, graciously supported by many of you as volunteers.  We are extremely grateful for your enthusiasm and dedication.

Last year's successes and achievements were achieved under a stable membership rate structure from the prior year.  In 2025, we are undertaking further improvements to the club grounds and taking steps to ensure the club's sustainable operation.  This effort will necessitate an increase in club membership dues to reflect inflation; to cover the cost of planned improvements; and we also felt it was time to create a more equitable distribution of costs among the Individual, Dual, and Family memberships.

The Family membership rate has been redefined to allow visiting family members to participate in member-only social events and use of the tennis and pickleball courts during members-only hours.  Previously, the Family rate included only family members residing at a single address.

Here's a breakdown of the new annual PHC Membership Rates for 2025:

To explain these rate adjustments further:

  • Our General Manager has several repair and improvement projects underway totaling nearly $15,000.  These include: improvements in the kitchen; repairs to the clubhouse structure and grounds; replacement of the propane system; repairs to tennis courts and netting; and repairs and replacements of watercraft and storage racks.
  • The club will also begin compliance evaluations and anti-erosion efforts for our coastline and dock which will require professional expertise and associated fees.
  • Funds will be set aside to reduce the balance of our existing Line of Credit that has been used to fund the new septic system and restroom renovations.  The loan is currently a low, interest-only payment plan, but it will convert to a multi-year P&I payment schedule in 2027 with a higher interest rate.  We are striving to reduce the balance and subsequent payments as much possible.
  • And as noted above, we adjusted membership level costs to more fairly reflect the rate differentials between Individual, Dual, and Family memberships, and expanding benefits to the Family membership.

It's important to note that a portion of the costs for infrastructure repairs and improvements are not being passed on through the membership rates.  This is because the club also relies on supplemental revenue through sponsored, outside events, which in turn will also benefit from those improvements.  We will continue to limit these outside events to ensure you have ample time to enjoy the club in the high season.
